  1. 1. Parties

    This cleaning service agreement is between [Your business name] ("we" or "us") and [Client name] ("you").

  2. 2. Service address

    We will clean the home at [Service address] (the "home").

  3. 3. Services included

    Each visit includes a standard clean of the kitchen, bathrooms, bedrooms and living areas: dusting reachable surfaces, wiping counters and the outside of appliances, cleaning sinks, tubs, showers and toilets, vacuuming and mopping floors, and emptying trash.

    Any other task is an extra, priced and agreed before we do it.

  4. 4. Services not included

    Unless added in writing, these are not included: inside the oven, refrigerator or cabinets, interior windows, walls and ceilings, laundry and dishes, moving heavy furniture, outdoor areas, and biohazards such as mold, pest droppings or bodily fluids.

  5. 5. Frequency and schedule

    We will clean the home every 2 weeks.

    Arrival times are a window, not an exact time, because an earlier visit or traffic can run long. We will let you know if we are running late.

  6. 6. Price

    The price is $160 per visit for the every 2 weeks schedule, plus any extras you add and any sales tax that applies.

    The price is based on the size and condition of the home as described when you booked. If the home needs much more work than usual, we will tell you the extra cost before doing it.

    If you change to a less frequent schedule, the price moves to our rate for the new schedule.

    We may change the price with at least 30 days' written notice.

  7. 7. Payment

    You keep a credit or debit card on file with us. We charge it after each visit is complete, for the visit and any extras. If a charge fails, we will let you know, and payment is due within 7 days.

    A late fee of $25 applies to any amount not paid by its due date.

    We may pause visits while a payment is overdue.

  8. 8. Cancellations and lockouts

    To cancel, skip or move a visit, tell us at least 48 hours before it is scheduled to start. With less notice, we charge a late cancellation fee of $80.

    If we arrive at the scheduled time and cannot get in or cannot work safely, for example because no one is home, a key or code does not work, or the alarm cannot be turned off, we charge a lockout fee of $80.

  9. 9. Rescheduling and holidays

    We may need to move a visit because of bad weather, illness or an emergency. If so, we will tell you as soon as we can and offer the nearest open time.

    We are closed on New Year’s Day, Memorial Day, Independence Day, Labor Day, Thanksgiving and Christmas Day. When a visit falls on one of these days, we will offer another day close to it.

  10. 10. Access to the home

    You will give us a key to the home. We label it with a code, never your name or address, keep it secure, and give it back within 7 days after this agreement ends.

    If you have an alarm, give us the code and how to use it, and tell us when any code changes. You are responsible for alarm company fees caused by a code you did not update.

  11. 11. Pets

    Please keep any pet that may be nervous or aggressive with people in a closed room or crate during visits, and tell us if a pet must not be let outside. We do not feed, walk or give medicine to pets unless agreed in writing. Cleaning up pet accidents is an extra.

  12. 12. Your responsibilities

    You agree to provide safe working conditions, including working lights, running water and safe access to the rooms we clean, and to tell us about anything that could hurt us, such as broken steps or a sick household member.

    Please pick up clutter, clothes and dishes before we arrive, so we can spend the visit cleaning. Put away cash, jewelry, medications, firearms and anything fragile or very valuable, and tell us about surfaces that need special care.

    If conditions at the home are unsafe, we may end the visit early, and the visit is charged as a late cancellation.

  13. 13. Satisfaction guarantee

    If we missed something or did not clean an area to the standard in this agreement, tell us within 24 hours of the visit. We will come back and re-clean that area at no charge. A re-clean, rather than a refund, is how we make missed work right.

  14. 14. Damage and breakage

    Accidents can happen. Tell us about any damage or missing item within 48 hours of the visit, with photos if you can. We will look into it promptly and, if we caused it, repair it, replace it or pay its fair value, at our choice.

    We are not responsible for normal wear and tear, items that were already damaged, worn or not properly installed, or damage from following your instructions.

    We carry general liability insurance and will give you proof of insurance on request.

  15. 15. Our cleaners

    While this agreement is in place and for 12 months after it ends, you agree not to hire, directly or through someone else, any cleaner who worked in your home through us.

  16. 16. Term and ending this agreement

    This agreement starts on January 1, 2026 and continues until you or we end it. Either of us can end it at any time with 14 days' notice in writing, which includes email or text.

    We may end it right away if a payment is more than 30 days overdue or the home is unsafe to work in. You pay for visits completed before it ends.

  17. 17. Entire agreement and changes

    This is the whole agreement between us about cleaning the home, and it replaces any earlier promises, spoken or written. Any change must be in writing, which includes email or text, and agreed by both of us. If one part of this agreement cannot be enforced, the rest still applies.

What should a cleaning contract include?

A residential cleaning contract should cover the work, the money and the rules around both: what you clean and how often, what it costs and how the client pays, and what happens when a visit is canceled, something breaks or either side wants to stop. The template above fills in each of these with plain-language defaults you can change.

What cancellation fee should a cleaning business charge?

No single fee is required; it is your policy, so pick one that covers the time you lose and that clients see as fair. A simple starting point, and what this template fills in, is 48 hours’ notice and a fee of about half the visit price for later cancellations and lockouts.

Whatever you choose, write the notice period in hours, name the fee in dollars, and say what counts as a lockout: no one home, a key or code that does not work, or an alarm you cannot turn off. Some owners waive the first late cancellation as a courtesy, which keeps the policy firm without souring a good client. Check that your fees are allowed where you work, since consumer rules differ by state and province.

How do you get cleaning clients to sign the contract?

Send the contract with the estimate and ask for it to be signed before the first visit is booked. Clients sign more readily when the agreement arrives early, reads in plain words and matches what you already told them.
