An Airbnb cleaner app for the company, the host or the cleaner?
People who search for an Airbnb cleaning app usually want one of three different things, and the right tool depends on which one you are:
- You own a cleaning business that does turnovers for hosts, maybe next to regular house cleaning. You need your own prices, your own booking page, your own crew schedule and payroll, and payments from your clients. This is what BroomBook is built for.
- You are a host or property manager and want your cleaners scheduled from your Airbnb and VRBO calendars, with payments to cleaners and a pool of cleaners to call on. That is a host-side tool, such as Turno, Breezeway or Properly. They pull reservations in from the booking platforms; we do not.
- You are an individual cleaner looking for turnover work. Some host-side tools run marketplaces where cleaners bid on jobs. BroomBook has no marketplace and does not send you jobs.
What does turnover cleaning need from software?

A turnover looks like a regular clean with a deadline, but the deadline changes everything. If one guest leaves at 11am and the next arrives at 4pm, the home has to be cleaned, restocked and photographed in those five hours. Here is what that means for the software you run your day on:
- Tight windows. The visit has a fixed start after check-out and a hard finish before check-in, so the cleaner needs a clear time and a realistic length.
- Same-day turns. On busy weekends several homes turn over the same afternoon, and you need to see who is free and how far apart the homes are.
- Linens and restocking. Beds stripped and remade, towels swapped, toilet paper, soap and coffee refilled, often with laundry on top.
- Damage and missing items. The host needs photos of anything broken, stained or missing, fast, so they can raise it with the guest.
- Access. Smart-lock, lockbox and alarm codes for every property, kept away from anyone who does not need them today.
- Hosts with many properties. One host or property manager can own five or fifty listings, each with its own size, price and access details.
How BroomBook handles each part of a turnover
The host is one client, and each rental is a property on that client, with its own beds, baths, square feet, access notes, codes and pets. A host with twelve listings is one client with twelve properties, so every visit carries the right address and the right code.
The Airbnb turnover service is priced from the home’s size like your other cleans, at 0.9 times your standard clean by default. You can change that multiplier, set flat prices per home-size bracket, and offer add-ons such as laundry (wash and fold), each with its own price and time. You can create your own add-ons too, such as a same-day fee.
When a cleaner opens the visit in the crew app, the checklist starts with a guest reset section: strip and remake beds with fresh linens, restock toiletries and paper goods, check for guest damage or left items, and stage the home per the host’s photos. Then come the usual rooms, and any add-ons on the visit. Cleaners attach photos to checklist items, and AI checks each photo against its item and flags doubtful ones for you. Property-specific steps, such as where the spare linens are kept, go in the property notes, because checklists are set per type of clean, not per property.
Access notes and codes appear in the crew app on the visit day only. "Start my day" opens the route in Google Maps, Apple Maps or Waze, and the calendar shows drive times between homes, warns you when a gap is too short, and ranks free cleaners by distance when you need to reassign a same-day turn. Job notes are translated into Spanish, French or Portuguese for each cleaner.
Hosts with a steady pattern, such as a weekly Sunday reset or a mid-term rental cleaned every two weeks, can have recurring turnovers: weekly, every 2 weeks, every 4 weeks or monthly, with single visits skipped when a week has no guests. How do you schedule turnovers without a calendar sync?
BroomBook does not connect to Airbnb, VRBO, Booking.com or any channel manager, and it does not read iCal reservation feeds. New reservations, changed dates and cancellations do not reach you on their own. Turnovers get onto your calendar in two ways, and you can mix them host by host.
The host books on your booking link. They choose Airbnb turnover, the property size and an open time after check-out, and you confirm the request, which sends them a text. Hosts can book each check-out this way, and steady hosts can be set up once as recurring turnovers.
Or the host sends you their upcoming check-outs by text or email, say once a week, and you add the visits yourself: pick the client, the property, Airbnb turnover, the date, the time and the cleaner. If that takes you about a minute per turnover, 20 turnovers a month is roughly 20 minutes of typing. When a stay changes, the host tells you and you drag the visit to its new time on the calendar.
Moving to us from a spreadsheet or Google Calendar? Past and upcoming visits can be imported once from a CSV or a Google Calendar export. That is a one-time import, not a live sync, and it does not read Airbnb.
This stops being practical when reservations are many and unpredictable. Then the host should run a tool that syncs their calendars, and you either work inside it for that host or pick software that syncs. Signs you have reached that point:
- A host or property manager with dozens of listings, each with its own calendar.
- Many last-minute bookings, extensions and date changes every week.
- Lots of same-day turns, where one missed message means a guest arriving at a dirty home.
- You or your office spend more time copying dates than checking the work.

Host-side tools are built around the host’s listings and reservations. Cleaners pay no subscription, but Turno’s help center lists a 5% platform fee on payments cleaners receive from hosts they met on the marketplace.
Cleaning company software is built around your business. You set your prices and publish them on your own booking page, you serve homeowners and hosts side by side, you schedule and pay your crew, and you charge your clients. In BroomBook, the host is a client like any other: their card is on file and charged after each turnover, price plus tip, through Stripe, with no cut taken by BroomBook.

Getting paid for turnovers, and paying your crew
Save the host’s card once and it is charged automatically after each turnover, with a receipt by email. Hosts who pay another way go through a one-tap checkout for cash, cheque or e-transfer. Optional deposits and late-cancellation fees cover a host who cancels a turnover at the last minute.
BroomBook does not send invoices. If a property manager wants one monthly invoice with 30-day terms for all their units, that is a real gap, and you would need to bill them outside BroomBook.
Payroll starts from clock-ins in the crew app. You can correct a timesheet (the reason is kept), split tips across a crew of two, add commission per cleaner and per add-on such as laundry, and export a CSV for your payroll provider. More on our cleaning payroll software page.
