What does maid service software do?
A residential cleaning job has more moving parts than it looks. A new client wants a price before they will talk to you. Once they book, the visit repeats every week or two for years, with skips for vacations and holidays. The crew needs to get into the house, know about the dog, follow the same checklist every time and leave on time. Then the card is charged, the tip is split, and payroll has to match the hours.
Maid service management software connects those steps, so each one feeds the next. The booking form creates the client and the property record. The property record feeds the crew app. The clock-in feeds payroll. The card charge sends the receipt. When the steps live in different tools, you become the glue, usually at 10pm.
Why do maid services need different software than field service tools?
Many popular field service tools are built for every home service trade at once: plumbers, electricians, HVAC, lawn care, cleaning. Their center is the quote, the job and the invoice, because that is how a repair business works. A maid service works differently, and residential cleaning software should start from the home and the recurring visit instead:
- Your price comes from the home (bedrooms, bathrooms, square feet, type of clean, frequency), not a custom quote per job. Clients expect to see it instantly.
- Most of your revenue is recurring. Skips, "this and later visits" edits and frequency discounts matter more than one-off work orders.
- You go inside people’s homes. Access notes, alarm codes and pets are core data, and who can see them matters.
- Crews of two or three clean together, so tips need splitting and hours come from clock-ins.
- Many cleaners speak Spanish, French or Portuguese first, so job notes in their language prevent mistakes.
- Cards on file charged after the clean fit residential clients better than invoices with payment terms.
Booking, prices and recurring cleans
Your booking page asks for bedrooms, bathrooms, size, type of clean, frequency and extras, and shows the exact price as the client goes. In the US, an address can fill in beds, baths and square feet from public property records. Clients pick a time only where a cleaner who does that service is free, with drive time kept clear between visits. More on that on our cleaning booking software page.
Prices are built from home-size brackets with their own time and optional flat prices, add-ons per service priced by size, frequency discounts and optional sales tax. Online bookings arrive as requests: you pick the crew and confirm, and the client gets a text and an email.

Property records and the crew app
Each client has one or more homes with beds, baths, square feet, pets, access notes and alarm codes, plus notes with pop-up reminders ("use the side door", "no bleach on the counters"), an emergency contact and client photos. Duplicates can be merged.
Each cleaner gets a private link that opens in their phone’s browser. It shows their visits, room-by-room checklists with photos, clock in and out, and "Start my day" routing. Access notes and alarm codes show on the visit day only, so a cleaner is not carrying every client’s code around all year. You choose whether each cleaner sees prices and client phone numbers.
Job notes are translated into Spanish, French or Portuguese for each cleaner, and checklist photos are checked against their checklist item, with flagged photos shown to you. Both are included on every plan.
Payments, payroll and client texts
The card on file is charged automatically after the job, price plus tip, through Stripe. BroomBook takes no cut of payments; you pay Stripe’s processing fee. Clients who pay cash, cheque or e-transfer go through a one-tap checkout with tips, one-time discounts and change due. Optional deposits and late-cancellation or no-show fees are there if you want them.
Payroll starts from clock-ins. You can correct the timesheet (the reason is kept), set a forgotten clock-out, split tips across the crew, add commission per cleaner and per add-on, and export a CSV for your payroll provider.
Clients get a confirmation, a day-before reminder at the hour you choose, and a receipt after each card charge. You can rewrite every automatic text, and texts only go out between 9am and 8pm local time. Every message carries the client’s own link to move, skip or cancel a visit up to 12 hours before.
How does BroomBook compare with ZenMaid?
ZenMaid is the best-known software built for maid services, and it is a reasonable choice. Both products focus on residential cleaning. On its pricing page (checked October 5, 2026), ZenMaid offers three plans, Starter, Pro and Pro Max, with a calculator that sets the price by how many cleaners and office managers you have. Starter is limited to 40 appointments a month, and digital checklists, payroll and website booking forms come with Pro. ZenMaid also lists a QuickBooks integration and a 14-day free trial.
