Roof cleaning prices: what to charge per square foot, by pitch, material and method

Roof cleaning prices usually land between $0.20 and $0.75 per square foot of roof surface, with most single-family soft washes billed at $350 to $750 and steep, tall or badly stained roofs above $1,000. Price from the real roof area (footprint times a pitch factor), add a multiplier for material and access, cover chemical and fall-protection costs, and set a minimum of $300 or more.

Key takeaways

  • Fixr puts soft washing at $0.30 to $0.75 per square foot and chemical-only washes at $0.20 to $0.30; Thumbtack reports a $356 to $718 typical range per job.
  • Measure roof area, not footprint: a 6/12 pitch adds 12 percent, a 12/12 pitch adds 41 percent.
  • ARMA, the asphalt roofing manufacturers’ group, says to use a bleach and water solution and never a power washer, brush or broom to clean algae from shingles.
  • OSHA general industry rules require fall protection at 4 feet; price the harness, anchor and the extra time into every job.
  • A $300 to $400 minimum covers the setup a roof needs even when the roof is small.

What do roof cleaners charge?

Most residential roof cleaning jobs are priced between $350 and $750, and the per-square-foot rate behind that number runs from about $0.20 for a chemical-only treatment on a low, easy roof to $0.75 or more for a soft wash on a steep or heavily stained one. Where you sit in that range depends on method, pitch, material, access and how much growth is on the roof.

Two public cost guides agree on the shape of the market. Thumbtack’s roof cleaning cost page reports a national average range of $356 to $718, a low end of $213 and a high end of $1,222, with roofs under 1,000 square feet around $400 (about $0.40 per square foot) and 3,000 to 4,000 square foot roofs at $500 to $630. Fixr’s roof cleaning cost guide puts the typical job at $450 to $700 with a national average of $612 for a 1,500 square foot roof, and an overall per-square-foot span of $0.10 to $0.60, while its own method table puts soft washing higher, at $0.30 to $0.75.

Those are what homeowners report paying, so they are a sanity check, not your price list. The sections below build a rate from your own costs, then show how to turn it into a price list a customer can read in ten seconds.

How do you measure a roof for a quote?

Price the roof surface, not the house footprint. A roof with any pitch is bigger than the floor under it, and the difference grows fast: a 6/12 roof is about 12 percent larger than its footprint and a 12/12 roof is 41 percent larger. Quoting from the footprint is the most common way new roof cleaners underprice.

Pitch factors

Multiply the footprint (length times width of the building, including overhangs) by the factor for the pitch. The factor is plain geometry: the square root of 1 plus (rise ÷ 12) squared.

PitchFactor2,000 sq ft footprint becomes
3/121.032,060 sq ft
4/121.052,100 sq ft
6/121.122,240 sq ft
8/121.202,400 sq ft
10/121.302,600 sq ft
12/121.412,820 sq ft

How to get the numbers without climbing

  • Footprint: county assessor records or a satellite measuring tool give the building dimensions; add the overhangs (usually 1 to 2 feet per side).
  • Pitch: a level and a tape from a ladder at the eave, a pitch gauge app held against a gable end, or the builder’s plans. Round up when in doubt.
  • Stories, access and obstacles: count from the street. A two-story roof, a roof you cannot reach with a ladder from the ground, or one with skylights and solar panels all take longer, and the next section prices that in.

Thumbtack notes that the first question a roof cleaner asks is the size, pitch and slope of the roof, and that most companies visit before giving a firm number. You can quote from measurements for straightforward roofs and reserve the visit for steep, tall or heavily grown-over ones.

What moves roof cleaning prices up or down?

Six things change the time and risk on a roof job: material, pitch, height, growth, access and water. Build each one into your rate as a multiplier or a flat add-on so your quotes stay consistent from one house to the next.

Material sets the method, and the method sets the base rate

Asphalt shingle is the bulk of residential work. The Asphalt Roofing Manufacturers Association’s technical bulletin on algae discoloration says discoloration can be lightened with a solution of liquid household bleach (sodium hypochlorite) and water, that the process makes the roof slippery, that scrubbing can loosen granules, that a power washer, brush or broom should not be used to clean algae from the roof, and that high-pressure washing should not be used on asphalt roofing for any purpose. That is the whole case for soft washing: low pressure application, dwell time, gentle rinse. Fixr lists soft wash for asphalt, concrete, clay and tile at $0.30 to $0.75 per square foot, low pressure for wood and slate at $0.30 to $0.70, and high pressure for metal at $0.20 to $0.70.

Multipliers to apply to your base rate

FactorTypical adjustmentWhy
Pitch 8/12 and up+20 to +40 percentRoped-up work, slower movement, more time per square foot
Second story or higher+15 to +25 percentLonger ladders, longer hose runs, more rinse time
Heavy moss or lichen+25 to +50 percent, or a second visitThick moss needs a stronger mix, a longer dwell and often a return trip after it dies off
Tile (clay or concrete)+15 to +30 percentFragile under foot, more chemical absorbed, careful rinse
Skylights, solar panels, multiple dormersFlat add-on per obstacleMasking, slower spraying, extra rinsing
Landscaping and no outside waterFlat add-onPre-wet, cover and rinse plantings; bring water if there is no spigot

Those percentages are a structure, not market data: set yours by timing ten jobs and comparing the minutes per square foot on easy roofs against steep or mossy ones. If a 10/12 roof takes you 35 percent longer per square foot, that is your multiplier.

Chemicals and runoff

Sodium hypochlorite and surfactant are cheap per job compared with labor, but the handling is not free: eye protection and gloves (ARMA lists both), a dedicated pump and hoses, and a plan for the runoff. Pre-wet plants and keep them wet, bag downspouts or divert them, and follow your local rules on where wash water can go. The pressure washing business guide covers wastewater rules and soft wash equipment in more detail. Never mix bleach with acids or ammonia products, and keep roof chemistry separate from anything else in the truck.

How to build a per-square-foot rate from your costs

Your rate is the cost of a crew hour divided by the square feet that crew cleans in an hour, plus chemicals, plus your overhead and profit. Time three or four real jobs with a stopwatch, including setup, dwell time, rinse and the drive, before you trust any number.

A worked example (hypothetical numbers)

These are round figures to show the method. Replace every one with your own.

  1. Crew of two, paid $22 and $18 an hour. With payroll taxes and workers’ comp at 25 percent, the loaded crew hour is $50.
  2. Truck, pump, fuel, insurance and fall gear, spread across jobs: $25 per crew hour.
  3. A standard soft wash of a 2,200 square foot roof surface takes 3.5 hours on site plus 30 minutes driving: 4 crew hours, or $300 in labor and vehicle.
  4. Chemicals for that roof: about 25 gallons of applied mix at roughly $1 per gallon, $25, plus surfactant, $5. Call it $30.
  5. Direct cost: $330. At 25 percent overhead and 20 percent profit, price = $330 ÷ (1 − 0.45) = $600.
  6. $600 ÷ 2,200 sq ft = $0.27 per square foot for an easy, single-story, lightly stained asphalt roof.

That lands at the low end of Fixr’s soft wash range, which makes sense for a flat, easy roof. Apply the multipliers from the previous section and the same roof at 8/12 on a two-story house with moss comes out around $0.27 × 1.3 × 1.2 × 1.3 = $0.55 per square foot, or about $1,200. Thumbtack’s high end for a single job is $1,222, so the structure holds.

Use the profit calculator to check what a full day of roofs leaves after all costs, and the house cleaning pricing guide for the same cost-plus method applied to interior work if you sell both.

What should your minimum be, and what does fall protection cost?

Set a job minimum of $300 to $400 even for a small roof, because the setup (ladders, roped anchors, masking plants, mixing chemistry, rinsing) costs the same on a 900 square foot ranch as on a 2,000 square foot colonial. Fixr’s low end of $173 for a 200 square foot chemical clean shows how low prices go when a company skips that discipline.

Fall protection is a cost line, not an option

If you have employees, OSHA’s general industry walking-working surfaces rule, 29 CFR 1910.28, requires that each employee on a surface with an unprotected side or edge 4 feet or more above a lower level be protected by a guardrail, safety net or personal fall protection system. A roof is that surface. Some roof work falls under the construction standard instead, with its own trigger heights, so check which rules apply to the way you work and to your state. Either way, a harness, rope, roof anchor and the minutes it takes to set and move them belong in every quote: in the worked example above they are part of the $25 per crew hour, and the roped-up time is part of the pitch multiplier.

Insurance changes the price too

General liability for roof and exterior washing costs more than for interior cleaning, and some insurers exclude roof work unless you ask for it. Confirm your policy covers work above a set height before you sell it, and spread the premium across your expected jobs when you set the overhead percentage. The cleaning business insurance guide explains the policy types. This is not legal or insurance advice; ask your agent.

A roof cleaning price list customers can read

Customers do not think in square feet, so publish a price list by home size and story count with a from-price, and keep the per-square-foot rate for your own quoting. Make the add-ons visible so nobody feels surprised at the door.

Add-ons to list

  • Heavy moss treatment and return visit: from $150
  • Gutter cleaning while on site: by linear foot, see the gutter cleaning guide for rates
  • House wash bundled with the roof: a percentage discount, since the setup is shared
  • Zinc or copper strip installation or an annual preventive treatment: a flat price, sold as a yearly visit
  • Solar panel rinse: per panel

About warranties

Some roof cleaners advertise a multi-year guarantee against the return of black streaks. Only offer one if you have priced it: estimate the share of roofs that will call you back within the warranty period, multiply by your cost of a return visit, and add that to every job. A warranty tied to an annual preventive treatment is safer, because the customer pays for the visit that keeps the promise true. Write the exclusions (moss, tree debris, neighboring roofs seeding algae) into the quote.

How to present a roof cleaning quote

A roof quote should show the measured area, the method, what is included, the add-ons as separate lines and the care notes for plants, pets and cars. Send it the same day as the measurement, with photos of the growth you found.

  1. Measurements: footprint, pitch and the roof surface you priced. Customers trust a number they can see the math behind.
  2. Method in one sentence: low-pressure application of a cleaning solution, dwell, gentle rinse, no pressure washing. Say it, because the customer has read that pressure can damage shingles.
  3. Included: plant protection, downspout diversion, debris blow-off, before and after photos.
  4. Expectations: black streaks lighten on the day and often keep fading over days to weeks; thick moss browns and sheds over weeks. ARMA says the effect of cleaning is temporary and discoloration may recur, so say how long a typical result lasts in your climate rather than promising forever.
  5. Terms: deposit if any, weather reschedule policy, payment on completion.

The cleaning estimate template gives you a quote layout you can adapt with these lines. If you send a lot of quotes, software that turns a quote into a booking and a reminder saves the follow-up calls; cleaning quote software describes how Broombook handles that. Exterior work also pairs well with the recurring model in the window cleaning business guide: a roof every two to three years, windows and gutters in between.

FAQ

Frequently asked questions

How much should I charge for roof cleaning per square foot?

Most soft wash roof cleaning lands between $0.30 and $0.75 per square foot of roof surface, with chemical-only treatments on easy roofs as low as $0.20. Build your own rate from your loaded crew hour, the square feet you clean per hour, chemicals, overhead and profit, then apply multipliers for pitch, height and moss.

What is the average price for a roof cleaning?

Thumbtack reports a typical range of $356 to $718 per job and Fixr reports $450 to $700 with an average of $612 for a 1,500 square foot roof. Steep, two-story or heavily mossed roofs commonly exceed $1,000.

Should I price roof cleaning by the square foot or a flat rate?

Quote internally by the square foot of roof surface, then present flat from-prices by home size and story count. Customers understand a flat price, and the per-square-foot rate keeps your quotes consistent.

Does roof pitch change the price?

Yes, twice. A steeper roof has more surface than its footprint (a 12/12 roof is 41 percent larger), and it takes longer per square foot because the crew works roped up. Many cleaners add 20 to 40 percent for pitches of 8/12 and up.

Can I pressure wash an asphalt shingle roof?

The Asphalt Roofing Manufacturers Association says not to use a power washer, brush or broom to clean algae from an asphalt roof, and not to use high-pressure washing on it for any purpose, because high pressure and scrubbing loosen granules. Use a low-pressure application of a bleach and water solution, let it dwell and rinse gently.

What should a roof cleaning minimum charge be?

A minimum of $300 to $400 is common sense: ladders, fall protection, plant protection, mixing and rinsing cost the same on a small roof as on a large one. Below that, a job rarely pays once driving and setup are counted.

Do I need fall protection to clean roofs?

If you have employees, OSHA’s general industry rule 29 CFR 1910.28 requires fall protection at 4 feet or more above a lower level, and construction rules may apply to some roof work. Check which standard covers your work and your state, and price the gear and the time into every job.
